schools, churches, pubs, restaurants? loads of them nearby to choose from! all of this for only 1,300 per calendar month! outside at the front parking: it is almost always possible to park right outside the house (though, during term-time, you have to be careful to adhere to the school parking restrictions, as we are near the entrance to trafalgar infants school). at the front of the property (which faces south-east), behind the brick wall which offers an element of privacy to the house, there is a small, simple but pretty rose garden. the pathway which leads from the gate to the front door follows round under the bay window and down to the side alley, which gives you access to the conservatory and back garden. the house ground floor floorplan: in good decorative order throughout and with gas central heating in every room, the accommodation is available part-furnished and comprises: hallway , with original plaster arch and mullions. leads to upstairs, front reception room and lounge. the doormat is flush with the floor and is extra-long (youll discover how useful this is in the winter!) front reception room (measures: 3.8m x 4m (126 x 13) into bay with a large bay window which really opens up the space, this is a bright, airy room which catches the afternoon and evening sun. it has original plaster cornicing and has recently been decorated and re-carpeted. the windows are upvc and open inwards either partially (vertically, in which case they are entry-proof) or fully (horizontally). to complement the versatility of the windows, there are roman blinds which do not obstruct opening/shutting and help to give the room a feeling of space. lounge ( my favourite room in the house for relaxing!) measures: 4.2m x 4.0m (13 10 x 13) in the summer, this room is cool and shady. in winter it is snug and cosy, with the benefit of a coal-effect gas fire in the cast iron fire-place to add warmth and atmosphere. it has a pure wool carpet and picture rails an original feature of the house which has been retained only in this room. theres a top-opening window into the conservatory and an opening sash window to the side brings extra light and a cool breeze in the summer. to the right of the room there is an alcove which houses the electricity meter and safety cut-out switches. here you will also find shelving and space for books/music system/storage, etc. from here, you get to the kitchen and conservatory: kitchen measures: 4.2m x 3.4m (13 10 x 11) a roomy kitchen with plenty of storage and worktop space. beko fridge/freezer, cannon double oven gas cooker, hotpoint washing machine and dishwasher, all of which are quite new. the stainless steel sink is large, deep and has a double-drainer. the hot water tank is housed in the kitchen, next to the cooker under the worktop (which means we dont have an airing cupboard but the conservatory is great for airing clothes!) the boiler is housed outside in the littlest room in the conservatory. there is space for a small dining set (great for quick breakfasts and keeping an eye on the children!) the kitchen looks onto the back garden, which is more natural than formal and is designed to make it easy to maintain whilst leaving room for seasonal creativity! conservatory measures: 5.3m x 2.5m (17 4 x 8) this is what we use as the dining room. with glass roof and high-level side windows to provide privacy, it is light, bright and as much a part of the garden when the double doors are open as it is part of the house. it has a radiator which, combined with a little extra heat from a fan or radiant heater, keeps it warm enough for dining even on winter evenings! at the garden end of the conservatory is the smallest room, where the central heating boiler is housed, together with the outside loo (very convenient for the garden so you dont walk your muddy wellies through the house!) the garden 60ft in length, with a shed, screen partly by a beautiful weeping birch and new zealand flax plants. behind the willow screen are the compost bins (for those of you who like to compost your kitchen and garden waste) and a space for all those jobs which are either messy or smelly and need tools from the shed to accomplish! view of the house from the rear of the garden: the house - first floor stairs/landing view looking towards bedroom 1 (front of the house) and downstairs to hallway: view towards bedroom 3/study (overlooks rear garden), showing coat rack, the space below which easily accommodates a chest of drawers/ottoman/linen cupboard, laundry basket, shoe rack, etc. bedroom 1 measures: 3.3m x 5m (10 10 x 16 5) this is a large bedroom, being almost 17ft wide, which is unusual in such properties. overlooking the front of the house but not overlooked, it is bright and airy and benefits from the same dual-opening windows as the front reception downstairs. it has a small, original cast-iron fireplace - an attractive feature though its not usable! bedroom 2 measures: 3m x 3.25m (10 x 10 8) recently redecorated and with stained pine floorboards, this double bedroom is attractive and spacious. it overlooks the garden and is deliciously quiet - great for those sunday lie-ins! its currently used as an office, as you can see! bathroom not the biggest room in the house! but serves its purpose well. it has an extra long bath, which is shaped at one end to form a deep and wide shower space. the shower screen swings to left and right to allow access for cleaning or childrens bathtime antics! the shower is a gravity-fed acqua-lisa model and is reliable, powerful and accurate with its temperature! the sink is raised slightly from normal height, making it easier for those of us over 6ft tall to shave and wash without backache! the floor is marmoleum natural, warm and comfortable for bare feet! bedroom 3 / study measures: 2m x 3m (6 6 x 9 10) the papers bright and bold, i know and its quite small but this room is special! its a great study away from the rest of the house and overlooking the gardens, so its a fabulous spot for concentrating on your work and for reflective thought! it gets the morning sun, which is great for lifting the spirits at a time of day when wed rather still be sleeping! of course, all these features that make it a good study mean that its also a lovely room for a baby or child. thats it tour of the house over. hope you liked it and that it has been an inspiring first look at this property!
